PAYMENT & CANCELLATION POLICIES

PAYMENT POLICY

“NO-SHOWS” WILL BE CHARGED FOR THE FULL LENGTH OF RESERVATION.


PAYMENT OF 100% OF THE RESERVATION DUE AT THE TIME OF THE BOOKING. BY PROVIDING A CREDIT CARD # YOU AUTHORIZE COLORADO RIVER OASIS TO BILL YOUR CARD FOR THE FULL AMOUNT OF THE RESERVATION INCLUDING, ANY COST ACCRUED WHILE AT THE PROPERTY AND ANY OUTSTANDING BALANCES NOT PAID.


A SECURITY DEPOSIT IS REQUIRED UPON CHECK IN FOR ANY INCIDENTALS THAT MAY OCCUR. DEPOSIT IS RETURNED TO RENTER WITHIN 24 HOURS OF DEPARTURE & AFTER INSPECTION OF RENTAL. DEPOSIT COSTS VARY DEPENDING ON THE SITE OR UNIT, PLEASE CALL FOR SPECIFIC PRICES.

CANCELLATION POLICY

ALL CANCELLATIONS SUBJECT TO A $10 CANCELLATION FEE.

NIGHTLY AND WEEKLY: TO AVOID ANY ADDITIONAL CHARGES TO YOUR CC, WE REQUIRE A 7 DAY CANCELLATION POLICY AND 14 DAY CANCELLATION POLICY FOR ANY SPECIAL EVENTS OR HOLIDAYS. CANCELLATIONS DONE AFTER THE SPECIFIED TIME FRAME WILL BE CHARGED THE FIRST NIGHTS STAY, AT A NIGHTLY RATE, +TAX.

MONTHLY: TO AVOID ANY ADDITIONAL CHARGES TO YOUR CC, WE REQUIRE A ONE MONTH CANCELLATION POLICY. CANCELLATIONS DONE BETWEEN 15-31 DAYS PRIOR TO YOUR ARRIVAL WILL BE CHARGED 3 NIGHTS STAY, AT A NIGHTLY RATE, +TAX. CANCELLATIONS DONE 14 DAYS OR LESS PRIOR TO YOUR ARRIVAL WILL BE CHARGED 50% OF THE FIRST MONTHS STAY.

CHANGES TO RESERVATION

IF THERE ARE ANY CHANGES MADE TO YOUR RESERVATION YOU WILL BE SUJECT TO A $10 CHANGE FEE.

GENERAL GUIDELINES

  1. FOR THE SAFETY OF OUR GUESTS, ALL PERSONS VISITING IN THE RESORT MUST BE REGISTERED AT THE OFFICE. DAY GUESTS: ALL GUESTS MUST BE REGISTERED IN ADVANCE, TO IDENTIFY PERSONS AND GUEST’S VEHICLES USING THE FACILITIES AND THAT PARKING SPACE MAY BE NEEDED. A DAY USE FEE OF $5 PER PERSON PER DAY WILL BE CHARGED. IF VISITOR HAS A VEHICLE, A VISITOR PASS MUST BE ATTAINED AT AN ADDITIONAL $5 PER DAY & DISPLAYED IN THE VEHICLE WINDOW AT ALL TIMES.
  2. TENANT AGREES TO ACQUAINT ALL GUESTS WITH THE CONDITIONS OF TENANCY IN THE RESORT, INCLUDING, BUT NOT LIMITED TO, THE RESORT’S RULES AND REGULATIONS. TENANT IS PERSONALLY RESPONSIBLE FOR THE ACTIONS AND CONDUCT OF THEIR GUEST OR GUESTS.
  3. IF TENANT WILL NOT BE PRESENT, THEN NO GUEST OR GUESTS MAY OCCUPY OR OTHERWISE USE TENANT’S RECREATIONAL VEHICLE OR RENTAL WITHOUT PARK MANAGEMENT’S CONSENT.
  4. PARKING: ANY EXTRA VEHICLES OR TRAILERS OF ANY KIND REQUIRE THE PURCHASE OF A PARKING PERMIT & MUST BE DISPLAYED AT ALL TIMES. VIOLATORS WILL BE TOWED AT OWNER’S EXPENSE. PARKING PERMITS ARE ISSUED AT A COST OF $5 PER DAY.
  5. THERE IS NO LONG-TERM STORAGE OF ANY KIND PERMITTED.
  6. ADDITIONAL VEHICLE OR TRAILER SPACE, NOT GUARANTEED
  7. THE SPEED LIMIT AT THE RESORT IS 5 MPH PLEASE DRIVE SLOWLY AND CAREFULLY WITHIN THE PARK. CHILDREN, ADULTS AND PETS ARE AT PLAY.
  8. IF RENT IS NOT PAID ON THE SECOND DAY AFTER WHICH IT IS DUE A FEE WILL OCCUR OF $10 PER DAY, UP TO 30 DAYS, UNTIL THE AMOUNT IS PAID IN FULL. UPON THE 5TH DAY AN EVICTION WILL TAKE PLACE.
  9. MONTHLY TENANTS ONLY: ELECTRIC BILLS ARE GENERATED EVERY 30 DAYS. THEY ARE YOUR RESPONSIBILITY AND ARE TO BE PAID AT THE TIME RENT IS DUE. IF NOT PAID UPON THE SECOND DAY AFTER WHICH RENT IS DUE A LATE FEE OF $10 PER DAY, UP TO 30 DAYS, WILL OCCUR UNTIL THE TIME IT IS PAID IN FULL.
  10. THE TYPES OF PET PERMITTED ARE: A DOMESTICATED BIRD, CAT, DOG, OR AQUATIC ANIMAL KEPT WITHIN AN AQUARIUM. PETS ARE WELCOME IN THE RV SECTION OF THE PARK ONLY. THEY MUST BE KEPT ON A LEASH AT ALL TIMES WITH AN OWNER ATTACHED. YOU MUST PICK UP AFTER YOUR PET IMMEDIATELY-NOT DOING SO MAY EARN YOU A FREE PASS OUT OF THE PARK WITHOUT A REFUND! DO NOT LEAVE YOUR PETS OUTSIDE UNATTENDED. PETS ARE NOT ALLOWED IN ANY OF THE BUILDINGS OR POOL AREA. SOME FOLKS LIKE A QUIET, PEACEFUL ENVIRONMENT, SO THIS MEANS PLEASE KEEP YOUR PETS QUIET. BARKING WILL NOT BE TOLERATED FROM EITHER YOU OR YOUR DOG. NO AGGRESSIVE DOG BREEDS OF ANY KIND. IF YOUR PET SHOWS AGGRESSION TOWARDS OTHER PETS OR PEOPLE, YOU MAY BE ASKED TO LEAVE THE PARK WITHOUT REFUND. DUE TO INSURANCE POLICIES, WE ARE NOT ALLOWED TO WELCOME PIT BULL, DOBERMAN, ROTWEILER OR WOLF BREEDS INTO OUR PARK.
  11. TOTAL OF 2 PETS MAXIMUM ALLOWED AT ONE RV SITE.
  12. SEWER CONNECTIONS: SEWER HOSES MUST BE ELEVATED TO DRAIN, AT NO POINT TOUCH THE GROUND OR DIP AND A SECURE SEWER BOOT IS REQUIRED. NO DUMPING OF GREY OR BLACK TANKS ON THE GROUND WILL BE TOLERATED.
  13. THE UTILITY PEDESTALS MUST BE ACCESSIBLE AT ALL TIMES.
  14. QUIET HOURS ARE FROM 10PM TO 7AM. QUIET ENJOYMENT: NO LOUD PARTIES, MUSIC OR YELLING WILL BE TOLERATED AT ANY TIME. PLEASE KEEP STEREOS, TV’S ETC AT A LOW VOLUME. NO DISTURBANCE TOWARDS STAFF OR OTHER GUESTS SHALL BE PERMITTED AT ANY TIME.
  15. USE OF GENERATORS IS NOT PERMITTED.
  16. ANY AIR CONDITIONER OR EVAPORATIVE COOLER IN RIG MUST BE IN GOOD OPERATING CONDITION AND MUST NOT MAKE EXCESSIVE NOISE THAT WILL BE DISTURBING TO ANY OTHER TENANT.
  17. SMOKING IS NOT PERMITTED IN THE RENTALS, CLUBHOUSE, POOL AND OTHER ENCLOSED AREAS OF THE RESORT’S COMMON FACILITIES. A SMOKING FEE OF $250/DAY WILL OCCUR.
  18. SWIMMING POOL AND JACUZZI: NO LIFEGUARD ON DUTY! USE OF THE POOL AND JACUZZI ARE FOR OUR GUESTS ONLY. CHILDREN UNDER THE AGE OF 14 MUST BE ACCOMPANIED AND SUPERVISED BY AN ADULT AT ALL TIMES. PLEASE DRY OFF BEFORE ENTERING BUILDINGS. BARE FEET OR WET SUITS ARE NOT ALLOWED IN THE CLUBHOUSE. NO GLASS CONTAINERS IN POOL AREA. NO DIVING. NO RUNNING.
  19. RECREATIONAL FACILITIES ARE PROVIDED FOR THE EXCLUSIVE USE OF RESORT GUESTS ONLY.
  20. WOOD CAMPFIRES ARE NOT PERMITTED ANYWHERE ON THE PROPERTY. CHARCOAL OR PROPANE FIRES ONLY ARE ALLOWED.
  21. THERE ARE TO BE NO BELONGINGS STORED UNDERNEATH YOUR RIG. ALL OF YOUR PROPERTY MUST BE STORED IN A NEAT FASHION ACCORDINGLY.
  22. EACH TENANT IS RESPONSIBLE FOR THE MAINTENANCE AND APPEARANCE OF THEIR PREMISES AND RECREATIONAL VEHICLE. THE PREMISES SHALL BE KEPT FREE OF LITTER, CLUTTER AND DEBRIS AT ALL TIMES.
  23. TENANT IS RESPONSIBLE FOR INSURING THAT WATER, OIL OR ANY OTHER CHEMICAL DOES NOT PUDDLE, STAND OR DRAIN AWAY FROM THEIR RECREATIONAL VEHICLE ONTO OTHER SPACES OR COMMON AREAS. TENANT MAY BE REQUIRED TO CORRECT IMPROPER DRAINAGE OR LEAKS AT THEIR EXPENSE.
  24. THERE ARE NO SHEDS OR PERMANENT STRUCTURES OF ANY KIND PERMITTED.
  25. THERE ARE TO BE NO ALTERATIONS, OF ANY KIND, DONE ANYWHERE TO THE PARK WITHOUT MANAGEMENT CONSENT.
  26. NO APPLIANCES, INCLUDING, BUT NOT LIMITED TO, WATER HEATERS, FREEZERS, REFRIGERATORS, WASHING MACHINES, CLOTHES DRYERS, MAY BE INSTALLED OR PLACED OUTSIDE OF THE RIG OR RENTAL AT ANYTIME.
  27. NO CARPORT COVERS, FREE STANDING AWNINGS OR COVERS ARE ALLOWED. ONLY AWNINGS ATTACHED TO THE RIG ARE ALLOWED.
  28. FOR THE SAFETY OF OUR GUESTS, LINES OF ANY TYPE ARE NOT TO BE TIED TO TREES, BUSHES OR ANY OTHER COLORADO RIVER OASIS PROPERTY. CLOTHESLINES ARE NOT PERMITTED.
  29. THERE IS TO BE NO LANDSCAPING INSTALLED INTO THE GROUND BY TENANT INCLUDING, BUT NOT LIMITED TO, SHRUBS, VINES, BUSHES, GRASS. ONLY SMALL POTTED PLANTS ARE ALLOWED AND MUST BE MAINTAINED. SUCH MAINTENANCE SHALL INCLUDE, BUT NOT BE LIMITED TO THE TRIMMING OF ALL SHRUBS, VINES AND BUSHES IN A MANNER THAT MAINTAINS AN ATTRACTIVE SHAPE AND PREVENTS SUCH PLANTS FROM BLOCKING A NEIGHBOR’S VIEW OR FROM BEING EXCESSIVELY HIGH OR BRUSHING AGAINST A NEIGHBOR’S RIG.
  30. GARBAGE: PLEASE KEEP YOUR SITE CLEAN DURING YOUR VISIT AND UPON DEPARTURE. DISCARDED CIGARETTE BUTTS ON THE GROUND ANYWHERE IN THE PARK WILL NOT BE TOLERATED; PLACE THEM IN ASHTRAYS OR DUMPSTER. BE SURE YOUR GARBAGE IS PROPERLY PLACED IN THE DUMPSTER AND NOT THROWN TO THE SIDE. BE SURE TO PROPERLY CLOSE THE GATE OF THE MAIN TRASH RECEPTACLES.
  31. NO FOOD OR DRINKS ARE TO BE THROWN INTO TRASH CANS OUTSIDE OF THE CLUBHOUSE & LAUNDRY.
  32. FOR THE ENJOYMENT AND SAFETY OF OTHERS, OFF ROAD VEHICLES SHALL NOT BE OPERATED WITHIN THE RESORT. MOTORCYCLES SHALL BE DRIVEN QUIETLY AND ONLY TO ENTER AND EXIT THE PARK. BICYCLE RIDING IS ALLOWED WITHIN THE PARK.
  33. FIREARMS AND FIREWORKS ARE NOT PERMITTED AT ANY TIME.
  34. DRUGS WILL NOT BE TOLERATED ON THIS PROPERTY. ALCOHOL ABUSE WILL NOT BE TOLERATED ON THIS PROPERTY.
  35. WASHING RIGS, CARS, TRAILERS, ETC. IS PERMITTED WITH A WASH PERMIT WHICH CAN BE PURCHASED AT THE OFFICE. FILLING WATER TANKS AT YOUR SITE, OF ANY KIND IS NOT PERMITTED.
  36. IF YOUR RIG REQUIRES A VEHICLE TO TOW IT, THAT VEHICLE MUST BE ON SITE AT ALL TIMES IN CASE OF AN EMERGENCY.
  37. RIGS MUST BE SELF-CONTAINED. NO TENTS OR PICK-UPS WITH CAMPER SHELLS WILL BE PERMITTED.
  38. EACH RIGS ENTERING THE PARK MUST BE YEAR 2000 OR NEWER OR TO EITHER BE IN GOOD CONDITION AND APPROVED BY PARK MANAGEMENT.
  39. PARK-OWNED CHAIRS AND OTHER EQUIPMENT ARE NOT TO BE REMOVED FROM THEIR ORIGINAL LOCATION.
  40. CLUBHOUSE: IF PRIVATE RESERVATIONS WISH TO BE MADE, 48 HOUR NOTICE MUST BE GIVEN TO MANAGEMENT. NON-PARK GUESTS WILL STILL BE SUBJECT TO ATTAINING A PARKING PERMIT & VISITOR PASS.
  41. TENANT MUST PROVIDE AT LEAST THIRTY (30) DAYS NOTICE TO PARK MANAGEMENT IF THEY INTEND TO SELL THEIR MOTORHOME OR PARK TRAILER WITHIN THE PARK. NO “FOR SALE” SIGNS ARE PERMITTED OUTSIDE TENANT’S RECREATIONAL VEHICLE. HOWEVER, TENANT MAY PLACE A SIGN IN THE WINDOW OF THE RIG (ON THE SIDE OF THE RIG FACING THE STREET) STATING THAT THE RIG IS FOR SALE OR EXCHANGE. SUCH SIGN SHALL NOT EXCEED DIMENSIONS OF TWELVE INCHES (12”) IN HEIGHT AND TWENTY-FOUR INCHES (24”) IN WIDTH; SUCH SIGN SHALL STATE ONLY THE NAME, ADDRESS AND TELEPHONE NUMBER OF THE OWNER OF THE RIG OR RIG’S AGENT. THE RESORT SHALL REQUIRE THE REMOVAL OF A RECREATIONAL VEHICLE FROM THE PARK IN THE EVENT OF THE SALE OF THE RIG TO A THIRD PARTY.
  42. IF YOU HAVE OUTGOING MAIL OR MAIL BEING DELIVERED IT SHALL BE DROPPED OFF OR WILL BE HELD AT THE OFFICE. THE PROPERTY MAIL BOX IS TO BE USED BY STAFF ONLY.
  43. NO DAMAGES ARE TO BE MADE TO THE PARK AT ANY TIME. HOWEVER, IF DAMAGES DO OCCUR THEY MUST BE TOLD TO MANAGEMENT IMMEDIATELY. YOU ARE RESPONSIBLE FOR ANY DAMAGES YOU MAY DO.
  44. WE HAVE THE RIGHT TO ATTAIN ANY AND ALL RESONABLE LEGAL FEES AS A RESULT OF FILING AN EVICTION OR ANY LEGAL MATTERS ATTAINING TO YOU.
  45. LONG-TERM RENTERS SUBJECT TO RENT INCREASE.
  46. WE MUST BE NOTIFIED WITHIN 14 DAYS OF YOUR EXPIRING LEASE AGREEMENT, IN WRITING, IF YOU WISH TO EXTEND YOUR STAY.
  47. THE PREMISES AND TENANT’S RECREATIONAL VEHICLE SHALL BE USED ONLY FOR PRIVATE RESIDENTIAL PURPOSES, AND NO BUSINESS OR COMMERCIAL ACTIVITY OF ANY NATURE SHALL BE CONDUCTED THEREON. THIS PROHIBITION APPLIES TO ANY COMMERCIAL OR BUSINESS ACTIVITY, INCLUDING, BUT NOT LIMITED TO, THE FOLLOWING: ANY ACTIVITY REQUIRING THE ISSUANCE OF A BUSINESS LICENSE OR PERMIT BY ANY GOVERNMENTAL AGENCY. THE LEASING, SUBLEASING, SALE OR EXCHANGE OF RECREATIONAL VEHICLES.
  48. TENANT SHALL NOT SUBLEASE, RENT OR ASSIGN THEIR RECREATIONAL VEHICLE OR RENTAL, THE PREMISES OR ANY RIGHTS OR INTEREST THAT THEY MAY HAVE UNDER REGISTRATION OR RENTAL AGREEMENT
  49. MANAGEMENT RESERVES THE RIGHT TO HAVE YOU MOVE SITES AT ANY TIME. PLACEMENT OF RIGS SHALL BE DETERMINED BY PARK MANAGEMENT.
  50. CANCELLATIONS OR EARLY DEPARTURES DO NOT WARRANT A REFUND.

RV SITES

  1. CHECK IN TIME IS 12:00 NOON. CHECK OUT TIME IS 11:00 AM. UNLESS PRIOR AGREEMENTS HAVE BEEN MADE FOR AN EXTENSION, THERE WILL BE A FULL DAY REGISTRATION FEE CHARGED FOR OCCUPANCY PAST CHECKOUT TIME.
  2. ALL RV SITE FEES ARE FOR 1 OR 2 PERSONS. ADDITIONAL PERSONS, ON A NON-HOLIDAY, WILL BE SUBJECT TO A FEE OF $5 PER PERSON PER NIGHT. HOLIDAY ADDITIONAL PERSONS FEES ARE $10 PER PERSON PER NIGHT. THE MAXIMUM NUMBER OF PEOPLE IN AN RV SITE IS SIX, INCLUDING VISITORS.
  3. ONLY ONE (1) RV AND (1) VEHICLE IS ALLOWED IN AN RV SITE. EXTRA VEHICLES OR TRAILERS OF ANY KIND REQUIRE A PARKING PERMIT.
  4. YOUR SITE HAS BEEN INSPECTED BEFORE YOUR ARRIVAL & HAS BEEN SEEN TO HAVE NO DAMAGES. IF YOU NOTICE SOMETHING DAMAGED YOU MUST REPORT IT TO MANAGEMENT IMMEDIATELY AS YOU ARE RESPONSIBLE FOR ANY AND ALL NEW DAMAGES.

KITCHENETTE & PARK MODEL RENTALS

  1. CHECK IN TIME IS 3:00 PM. CHECKOUT TIME IS 11:00AM. UNLESS PRIOR AGREEMENTS HAVE BEEN MADE FOR AN EXTENSION, THERE WILL BE A FULL DAY REGISTRATION FEE CHARGED FOR OCCUPANCY PAST CHECKOUT TIME.
  2. ALL MOTEL ROOMS AND PARK MODEL FEES ARE FOR 1 OR 2 PERSONS. ADDITIONAL PERSONS, ON A NON-HOLIDAY, WILL BE SUBJECT TO A FEE OF $10 PER PERSON PER NIGHT. HOLIDAY ADDITIONAL PERSONS FEES ARE $15 PER PERSON PER NIGHT. FOR HEALTH AND SAFETY REASONS, ROOMS AND PARK MODELS CANNOT ACCOMMODATE MORE PERSONS THAN THE UNIT SLEEPS. THE MAXIMUM NUMBER OF PEOPLE IN ANY RENTAL IS 4, INCLUDING VISITORS.
  3. ALL MOTEL ROOMS AND PARK MODELS LINEN ARE FURNISHED AND MAY BE EXCHANGED UPON REQUEST. ALL RENTALS RECEIVE ONCE A WEEK HOUSEKEEPING SERVICE WHEN RENTED FOR SEVEN OR MORE CONSECUTIVE DAYS. INVENTORIES HAVE BEEN TAKEN PRIOR TO ARRIVAL FOR EACH UNIT. YOU WILL BE RESPONSIBLE FOR ANY MISSING ITEMS OR DAMAGES TO THE RENTAL UNIT.
  4. EACH RENTAL IS ONLY ALLOWED (1) VEHICLE. ANY EXTRA VEHICLES OR TRAILERS REQUIRE A PARKING PERMIT.

THE COLORADO RIVER

  1. WE ARE NOT LIABLE FOR ANY DAMAGES, ACCIDENTS, INJURIES, OR DEATHS AS A RESULT OF ENTERING THE RIVER.
  2. THE BOAT RAMP IS LIMITED. ONLY ONE VEHICLE AND TRAILER MAY USE THE RAMP AT A TIME. ALL VEHICLES AND TRAILERS MUST BE STORED IN DESIGNATED AREAS.
  3. WE ARE NOT LIABLE FOR ANY DAMAGES, ACCIDENTS, INJURIES OR DEATHS THAT MAY OCCUR AS A RESULT OF USING OUR LAUNCH RAMP OR DOCK.
  4. THE DOCK HAS LIMITED SPACE. BOATS AND OTHER WATERCRAFT MAY BE TIED DOWN FOR A LIMIT OF 1 HOUR WHEN SPACE IS AVAILABLE. THE DOCK IS FOR THE LOADING AND UNLOADING OF PASSENGERS ONLY.

PARK MANAGEMENT RESERVES THE RIGHT TO ADD TO, DELETE, AMEND, AND REVISE THESE RULES AND REGULATIONS, AS WELL AS ADDITIONAL RULES AND REGULATIONS AND HOURS POSTED IN AND ABOUT THE RECREATIONAL FACILITIES, AT ANY TIME.
